MountainCreek’s primary multifamily strategy is to acquire underperforming, undermanaged, and/or undercapitalized Class A and B properties in secondary markets and apply institutional capital, management and marketing to reposition the properties. We also pursue value-add acquisitions that require notable capital improvement projects of deferred maintenance, interior unit renovations, HVAC systems and amenity upgrades. Regardless of being a stabilized or value-add acquisition, the company seeks to acquire assets that are materially below replacement cost and provide residents the best value proposition in their rental housing market place.

In addition to its core business of value add multi family acquisitions, MountainCreek has also developed a build-to-suit cancer center for UPMC and a build to suit regional office head-quarters for Somerset Trust Company. Both projects were secured with long term triple net (NNN) leases. MountainCreek has additionally developed a single-family housing community that consists solely of one-story living that caters to those who are looking to downsize from their larger, single-family homes. Going forward, we will continue to pursue select development opportunities in our core markets.
